Residential Sales

The sales department of Charles Banks provides a friendly, professional and discreet service. This service is underpinned by the considerable experience of each member of the team, marketing and selling property in Barnes and Mortlake.

As a seller, your property will be featured on the Charles Banks website as well as Prime Location, Right Move, Zoopla and all other evolving property portals. We compile floor plans of the property to add to full colour particulars which are produced at no cost to the seller.

As a buyer, choosing the right property, making an acceptable offer & managing a successful completion can often prove stressful. Our specific aim is to help simplify this process, thus reducing stress. We will help you from the initial offer, through to the day we hand over the key.

We believe paramount to a positive buying experience, which often leads to a lasting relationship with the agent, is regular and open dialogue between the agent, buyer & seller. Our straightforward and clear approach often leads to our buyers becoming our sellers somewhere down the line.

Sale to Tenant fees

If the freehold or leasehold of the property is sold to the tenant (or any other person associated with the tenant) during or within 6 months of the end of the tenancy, we will be entitled to a commission equal to 1.25% of the purchase price, which will become due and payable on completion of such sale.

Mortgages: Unless you are one of the lucky ones with ‘cash in the bank’, you will probably require a mortgage. It is advisable to arrange a mortgage ‘in principle’ prior to starting your search. An ‘in principle’ offer is a guarantee that subject to valuation and survey, a bank or building society will lend you the required funds. You will not be left disappointed by the lender turning round and saying no to your mortgage application, after an offer has already been accepted.

There are three types of survey. A basic valuation carried out by the lender. A HomeBuyer Report which is a general survey covering all major areas of the property, or a full structural survey which covers every possible aspect of the property in minute detail.
