Sale to Tenant fees
If the freehold or leasehold of the property is sold to the tenant (or any other person associated with the tenant) during or within 6 months of the end of the tenancy, we will be entitled to a commission equal to 1.25% of the purchase price, which will become due and payable on completion of such sale.
Mortgages: Unless you are one of the lucky ones with ‘cash in the bank’, you will probably require a mortgage. It is advisable to arrange a mortgage ‘in principle’ prior to starting your search. An ‘in principle’ offer is a guarantee that subject to valuation and survey, a bank or building society will lend you the required funds. You will not be left disappointed by the lender turning round and saying no to your mortgage application, after an offer has already been accepted.
There are three types of survey. A basic valuation carried out by the lender. A HomeBuyer Report which is a general survey covering all major areas of the property, or a full structural survey which covers every possible aspect of the property in minute detail.
